If you're planning to purchase a new construction home, keep in mind that government assistance programs may place limitations on the purchase price of the new construction home you want to buy.
Some government programs are partnered with local builders to provide affordable housing for low to moderate income families. This is a very good thing! These builder programs are usually coupled with the assistance offered by the administrator of the program and offer a great opportunity for first time home buyers.
If you are already working with a new home builder and find yourself short on funds for closing, you can utilize a Charity/Not-For-Profit with your purchase so you will have adequate funds.
If you're unsure whether your purchase price qualifies for government assistance, just review the program guidelines for your area or check with your Lender/Broker/Banker or Realtor®.
